BUILDING INSPECTIONS
As a home seller, you want to sell your property for the highest possible price in the least amount of time. PRE AUCTION REPORT
Be aware of any potential issues that may have an impact on a sale before putting the property on the market. Be in a position to carry out any repairs and maintenance that may be required before they become a problem for a sale.
AUCTION REPORTS HALF PRICE
We know you might be wary of paying for a Pre-Auction Report before you put in the bid, particularly as you may not win. We understand this and so we guarantee that if you don’t win the first auction and need a second inspection for another auction property, it will be half price within a 12 month period.
WARRANTY BUILDING INSPECTION
It is imperative to schedule your Leading Warranty Building Inspection as a follow-up after your Building Handover and within the non-structural building defects warranty period.
PRE SETTLEMENT INSPECTION
The vendor must hand the property over to you in the same condition it was in when you signed the contract of sale. You are entitled to make it a stipulation in the contract of sale that you will carry out a pre-settlement inspection. This can be done at any reasonable time a few days before settlement.
STAGED BUILDING INSPECTIONS
The Staged Inspection programme consists of 5 separate stage inspections:
Base Stage, Frame Stage, Lock-up Stage, Pre-painting Stage, Building handover or practical completion.
This is followed by an optional stage 6 inspection:
